Brookfield Primary School
TRC where selected after a tender process by the London Borough of Camden to carry out the external refurbishment of this Victorian school. One of the deciding factors in awarding TRC this project was our expertise in supplying and fitting different types of window and curtain wall and also window restoration that was required.
Part of the project was to replace the gym curtain wall that was located on the top floor of the building. After our procurement process with various system suppliers it was decided to use a solution provided by SAS Aluminium systems.
TRC employed a structural engineer to design the steel frame that was needed to support the curtain wall. The system fabricator designed a system to use 175mm Mullions that was capable of supporting the sealed units that were made up of 8.8mm laminated glass and high performance Suncool 70/35 glass, which gave a neutral appearance allowing natural light but still preventing the sun’s rays heating the gym. Also as the curtain wall was difficult to reach for maintenance purposes a self-cleaning coating was applied to the glass. The opening lights where top hung in the centre of the curtain wall to allow as much airflow as possible and were operated by Teleflex winding gear.
New Sash Windows
We designed and installed 20 new timber sash windows. These were made with traditional weights and ropes and had to be made bespoke to match the existing windows. Also the building was in a conservation area so we produced working drawings for approval by the conservation officer prior to manufacture.
120 of the windows were restored which involved the following:
- Overhaul and draught proof
- Timber and resin repairs
- Replacement glazing
- Replacement ironmongery
All of the window restoration was carried out using our Own Labour and once completed we were able to offer a 10 year guarantee against further decay.
The contract period was 16 weeks and was undertaken while the school was occupied. Extreme care and attention needed to be taken while carrying out the window replacement and window refurbishment so as to not disturb the children during teaching times, and only noisy work was done before and after school and during breaks.
A classroom was decanted for a period of 2 days whilst the works were undertaken and then left clean and tidy for the children to return. During school holiday periods and weekend we supplemented the labour force in order to get rooms completed that could not be decanted i.e. Gym, Dining Room, Kitchen, Staff Room and any special needs classrooms.
Other works carried out on this contract included:
- Full scaffolding to perimeter off the school
- Roof repairs
- Brick repairs
- Stone repairs
- Lead work replacement
- Doff Cleaning
- Gutter and downpipe repairs
The contract value was £450,000 and the Window Element was £290,000 and was completed within the agreed contract period.
